These guys have been doing pre liens for us for years. By looking at the reviews that Titan has received it is clear that they do their job very well. FYI, the pre lien is how contractors and vendors maintain their lien rights on the property. Many customers will not pay a bill until they receive the pre lien. Yes, if you have work done on a property you own you need to pay for the work or you should expect the property to be liened.

The legal verbiage is standard on all pre liens. I think the contractor should explain the process, but this just protects those who need payment for services rendered.

Terrible and Offensive!! The idea that you make your customer go through ten minutes of angst deciphering what appears to be a legal document with threats of foreclosure, etc. etc. THEN you figure out that your contractor hired these guys to send you this list of veiled threats.....Lets see, I just gave my contractor half down on a project that hasn't been started which covers all of his expenses for materials etc., THEN i get this quasi legal threat letter on a project that hasn't even been started?? I have no faith or trust in this contractor and will try to cancel the project or obtain a lawyer to ensure that my house is not at risk for some low level improvements the contractor is doing. Want all of your clients to feel threatened and harassed???? Hire this crew of ____ fill in the blank for any human who makes a living causing ill will and loss of trust in what appeared to be a normal transaction.

We asked them to fully lien a customer in a rush. In doing so they began preparing it but then wanted my employees to drive around town and deliver documents to them? $350 to not even fully complete the lien... Terrible
